Acceptable Cost Guidance/On costs for use with Social Housing Grant funded housing in Wales

Acceptable Cost Guidance figures are used as a guide for all schemes developed with Social Housing Grant.

We may approve schemes with costs over acceptable cost guidance if high costs are justified because of local conditions and housing need. However, we don’t usually approve costs over 120%. An explanation should be given for all higher cost schemes.

Main changes

The changes to the guidance include:

  • tender and land price movements
  • omission of Shared Abbeyfield acceptable cost guidance.

This publication replaces ‘Acceptable Cost Guidance/On costs for use with Social Housing Grant Funded Housing in Wales – May 2012’.

January 2018 - Revisions to Acceptable Cost Guidance published in 2015, revised annexes A and B

The update has been restricted to Annexes A & B, relating to self contained general needs and ‘Do It Yourself Low Cost Home Ownership’ purchase price limits, and supersedes Annex A and Annex B of the 2015 version. All other guidance remains as the 2015 publication.

In recognition of the higher costs associated with small developments the revised guidance in Table 1 has been split between schemes 11 homes and over and 10 homes and under.

The new guidance will be effective immediately.
