Definition

A letting of all or part of a house, flat, maisonette, or bungalow made before 15 January 1989 is normally a regulated tenancy unless it is covered by one of the exceptions listed below. A regulated tenancy can be furnished or unfurnished. A tenancy will also be a regulated tenancy if it is a new tenancy granted on or after that date to an existing regulated tenant, other than a shorthold tenant, by the same landlord; or if it is granted as a tenancy of suitable alternative accommodation as the result of a court order and the court directed that it should be a regulated tenancy.
